It is one of the most prestigious buildings in the city. Its construction began in early 2012 and finished in late 2014. It is the only building in the country to be awarded with certification of BREEAM. At its initial design stage, Baku White City Office Building became well-known among architects on the international arena and was repeatedly nominated as ‘The Best Project of the Future’ at international exhibitions while the whole project was the winner MIPIM Asia Awards 2011 in the category of “Best Project of the future of Central and West Asia”(2013, Furuto).
The building is sustainable according to 2 aspects: technical characteristics of the building and the environmental aspect. The Baku White City Office Building is a 10-storey building occupying total area of 20000 square meters. It provides state-of-the-art offices with advanced specifications and systems. The building is designed to provide thermal, acoustic and visual comfort for the occupants. The offices are surrounded by windows so they have access to natural light and outside view. There is a balcony on every floor meaning that people can enjoy the breathtaking views of the city and the sea.
The quiet wall system that incorporates high performance double glazing, blocks external noises such as traffics. The place is also easily accessible by public transportation and car, there is a parking place on underground floor which holds up to 350 cars. Additionally, the layout of the Office Building is flexible, open-plan spaces for equipment and furniture as well as having configurable rooms. There are sprinkler systems, fire alarms and smoke detectors for fire security. Some other technical specifications of the building include 24 hours security and safety against earthquake. The building is environmentally sustainable. Firstly, because concrete is used for its construction. Concrete is considered as a sustainable material as it is non-toxic, reusable, renewable.
It can also be obtained locally, no need for transportation cost. Secondly, the building is energy efficient. There are renewable energy technologies such as solar panels around the building. Also, concrete walls are efficient for heating and cooling of the rooms as concrete stores heat. In addition, the building uses energy efficient LED lighting. Reducing water consumption is one of the essentials parts of green buildings. Thus, there is a rainwater harvesting system around the building.
Water efficiency also accomplished by sanitation fittings and leak detection systems. The place is moisture resistant thanks to the non-toxic materials used in the construction, that keeps the environment clean. In conclusion, The Baku White City Office Building is green building because of its environment friendly materials, energy efficient systems and many more sustainable specifications.
